Our Line Painting Process

Clean, straight, durable markings don't happen by accident. Our striping crew follows a systematic process on every job to deliver professional results that hold up season after season:

    Site Measurement & Layout Plan Before any paint is applied, we measure the parking lot and draft a stall layout plan. For existing lots, we re-trace existing lines unless you request a new layout. For new lots or post-sealcoat jobs, we design the most efficient layout — maximizing stall count, ensuring proper drive aisle widths (24 ft minimum for two-way traffic), and locating accessible stalls near building entrances as required by the Ontario Building Code.

    Surface Cleaning & Preparation Paint adheres poorly to dust, oil, loose material, or standing moisture. We blow the surface clean with commercial backpack or walk-behind blowers, and spot-clean any oily areas. If the lot was recently sealed, we confirm the sealant has fully cured (typically 24–48 hours) before beginning. Proper surface prep is what separates markings that last 4 years from markings that fade in one season.

    Layout & Chalk Snapping Using chalk lines, measuring tapes, and string lines, our crew marks reference points for stall lines, drive aisles, and special markings. On large lots, we establish a primary baseline from the building face or a curb edge, then measure stall widths and angles from there. Getting the layout right before painting prevents crooked lines, uneven stalls, and wasted paint — a step that budget operators frequently skip.

    Machine Striping — Stall Lines Our self-propelled line striping machine applies stall lines in a single, consistent pass — delivering perfectly uniform 4-inch-wide lines with crisp edges. We use commercial-grade, solvent-based or water-based traffic paint formulated for asphalt and concrete surfaces. Lines are applied at the correct film thickness for maximum durability. The machine's wheel-guide system ensures lines are straight and parallel from the first stall to the last.

    Stencil Work — Symbols & Text Accessible stall ISA symbols, arrows, stop bars, fire lane text, "NO PARKING" hash marks, and other stencilled elements are applied by hand using high-quality, reusable steel or heavy-gauge polyethylene stencils. Each symbol is positioned precisely within its stall, aligned to the drive aisle, and painted with a uniform coat. Two coats are applied on accessible stall symbols for maximum contrast and durability.

    Fire Lanes & Special Markings Fire lanes are clearly marked in red (or yellow per municipal requirement) along curb faces, with "FIRE LANE — NO PARKING" text stencilled at regular intervals. Crosswalk stripes are applied at pedestrian crossing points. Speed bump stripes are applied in high-visibility yellow. All markings are reviewed against your site plan and local by-law requirements before we leave the property.

    Cure Time & Lot Re-Opening Traffic paint dries in as little as 20–30 minutes under normal conditions (15°C+, low humidity). We keep the lot blocked until all markings are dry to the touch and safe for vehicle contact — typically 30–60 minutes total. We advise you on full cure time (24 hours before pressure washing or heavy rainfall is preferable) and provide care instructions to maximize marking life.

    Final Inspection & Documentation Our crew foreman walks the entire lot to verify every stall line, symbol, and special marking. Spacing is checked, symbol centering is verified, and line widths are measured spot-checked. We photograph the completed lot for our records and your peace of mind. If any line is crooked, misaligned, or incomplete, we correct it before leaving the site — period.

Paint & Material Options

Solvent-Based Traffic Paint

Fast-drying, highly durable, excellent adhesion on asphalt. Industry standard for high-traffic lots. 2–4 year lifespan.

Water-Based Traffic Paint

Low VOC, environmentally friendly, suitable for indoor parking structures and areas near storm drains. 1–3 year lifespan.

Thermoplastic Markings

Heat-applied, extremely durable material for high-wear areas like stop bars and crosswalks. 5–7 year lifespan.

AODA Accessible Stall Requirements

Ontario's Accessibility for Ontarians with Disabilities Act (AODA) and the Ontario Building Code require accessible parking stalls to be:

  • Minimum 3.4m (11.2 ft) wide for van-accessible stalls with 1.5m access aisle
  • Marked with the International Symbol of Access (ISA) on the pavement surface
  • Located on the shortest accessible route to the building entrance
  • 1 per 25 stalls (minimum) for lots under 100 spaces
